Netflix To Transform D.C.’s Historic Woodies Building Into A Creative Hub.
Netflix is set to open a 14,000-square-foot office and entertainment hub in the historic Woodies Building at 1025 F Street NW, transforming the former retail landmark into a creative destination. The space will include private screening rooms, event venues, coworking areas, and branded offices, marking a major cultural and economic boost for downtown Washington, D.C.
Owned by Douglas Development Corporation, the Woodies Building once housed major retailers but has struggled with post-pandemic vacancies. Netflix’s arrival—alongside new tenants like Barnes & Noble—signals a shift from traditional retail to experience-driven spaces that blend film, technology, and innovation.
Located steps from the National Portrait Gallery and Capital One Arena, the project aims to revive the area’s energy while honoring the building’s architectural legacy through historic preservation review. Netflix will relocate from its current 1445 Pennsylvania Avenue NW office once the new space is complete, cementing D.C.’s growing reputation as a hub for arts, culture, and urban innovation.
